Fall Maintenance Checklist

We all love hearing about ways to add value to our homes. While there are plenty of projects that can boost your home’s worth, it’s equally important to consider what can decrease its value—namely, deferred maintenance. We live in our homes and see them every day, so it’s easy to overlook dirty windows, ignore peeling exterior paint, or forget about HVAC upkeep. However, these are the first things buyers notice, and they’ll ask about the condition of the home’s systems.

Whether or not you’re planning to move in the near future, do yourself a favor: tackle the maintenance. Your future self will thank you for preserving your home’s value just by taking care of it.

Here’s a helpful list of things to consider doing this fall. If you need recommendations, feel free to reach out—I have a great list of contractors and service providers I know and trust!

  •  Service HVAC and clean the AC condenser of leaves and debris.

  • Service the fireplace and chimney.

  • Have air ducts cleaned.

  • Clean windows and window tracks; remove screens for winter.

  • Clean gutters and downspouts.

  • Seal cracks and gaps in concrete.

  • Trim trees and shrubs.

  • Test the sump pump.

  • Inspect crawlspaces and attics for critters.

  • Clean the dryer vent.

  • Blow out sprinklers, drain hoses, and remove them from spigots.

  • Caulk and seal around windows and damaged siding.

  • If you need exterior painting in the near future, companies often offer discounts for booking in the fall for next spring. The same applies to pest control and window washing services.
